a boat shed. The ten acres goes to the left to the house and yard and over to the right, south of the dam where it is mostly wooded--until ATV trails are set up!
i can already see an outdoor patio and fire pit here in the front yard near the water....
...like this one. Yeah, that's the ticket.
The selling point for me was not one, but two garages!

I can do some serious reading sitting on this porch overlooking the water. My brother-in-law John entering the house with us for the first time as we saw six properties that day.
The front of the house faces southwest. With so many windows/doors on this side of the house, who needs interior lights?
The living room. First floor has 9-foot ceilings and the living room and kitchen have triple french doors onto the front porch with great waterfront views.
